Not All Roofing Companies
Are Built the Same
If you're getting quotes for a new roof, you've probably noticed the numbers don't line up. One company comes in thousands under another for what looks like the same job. A third won't quote at all until someone walks your attic.
That's not because one of them is wrong. It's because you're comparing companies that are built completely differently — different owners, different priorities, and different answers to the question of who's still responsible in year twelve.
Most roofing advice tells you to get three quotes. Nobody explains what you're actually looking at. So here's the honest version: the four kinds of roofing companies you'll run into around Portland Metro and Southwest Washington, how each one makes money, and what each is genuinely good for — including the ones that aren't us.
Four business models. One roof.
How the Four Types of Roofing
Companies Compare
Four business models show up in almost every metro, and they show up here. None of them is a scam. They're just built to do different jobs.

| Compare | The General Contractor Roofing is one of many trades | The Budget Roofer Wins the job on price | The National / PE-Backed Brand Local name, out-of-state owner | ★ Recommended The RedBird Approach Family-owned. Two states. One roof at a time. |
|---|---|---|---|---|
| Ownership | Usually locally owned — often an owner-operator who subcontracts the roofing portion out. | Varies widely, from long-established small shops to crews that reorganize under a new name each season. | Owned by a national parent or an investment group. The local branch reports to leadership in another state. | Family-owned and independent. Founded and still run by its two owners, out of Ridgefield, WA. Not a franchise, not private-equity backed. |
| Primary Focus | Delivering the whole project — remodels, additions, decks. The roof is one line item among many. | Volume and speed. The model depends on winning on price and getting to the next job. | Growth targets set by ownership. Branches are typically measured on revenue per lead and close rate. | The building envelope as one system — roof, gutters, siding, windows. We don’t sell anything that isn’t keeping water out of your house. |
| Decision Making | The GC decides. Roofing specifics are often delegated to whichever sub is available that week. | Decisions often favor the fastest, cheapest path that still satisfies the bid. | Pricing, scope and promotions are generally set at corporate. The rep at your door works inside that script. | Made in Ridgefield, by the people who own the company. If your roof needs an exception, the person who can approve it is the person who answers. |
| Local Presence | Genuinely local, though roof coverage often depends on the sub’s schedule, not the GC’s. | Sometimes a truck and a phone number. Storm-chasing crews often leave the region once the season ends. | Local branding, national ownership. Calls usually route to a call center before they reach anyone near you. | Three offices across two states — Ridgefield and Vancouver, WA, and Portland, OR — licensed in both Washington and Oregon. |
| Roofing Expertise | Broad construction knowledge. Roofing depth depends entirely on the sub they hire. | Crew experience varies job to job. Manufacturer certification is uncommon. | Typically trained to a national standard, which may not be written for Pacific Northwest rain, moss, or Gorge wind. | Malarkey Emerald Pro certified — the manufacturer’s top installer tier, earned through training and inspected work. Specific to how roofs actually fail here: moss on shaded north slopes, lifted ridge caps, and conifer debris in the valleys. |
| Recommendations | Typically one path — the one the sub bid. Alternatives rarely get priced. | Usually one price for one scope. Repair versus replacement is rarely explored. | Often a good/better/best sheet designed to move you up a tier, sometimes paired with a same-day discount. | Options, not ultimatums. You see the repair path and the replacement path, both itemized, with the trade-offs explained — including when a repair is still the honest answer. |
| Materials | Whatever the sub stocks or can source quickly. | Often builder-grade shingles selected to hit the bid number. | A national purchasing agreement typically narrows what the branch is able to offer you. | Premium Malarkey asphalt shingles, plus metal, tile, cedar shake and flat systems — matched to your pitch, exposure, and how long you plan to stay in the house. |
| Warranty Support | Manufacturer warranty applies. Labor coverage varies by sub and is often one to two years. | Often short workmanship terms. The warranty is only as durable as the company behind it. | Often strong on paper. Claims route through corporate, and the branch that installed it may have new staff. | A 25-year workmanship warranty on our labor, alongside full manufacturer coverage on the materials. One number to call, same company, same owners. |
| Long-Term Accountability | You call the GC, the GC calls the sub. Response depends on whether that sub still works with them. | Callbacks are often the hardest part of this model to sustain. | Ownership can change hands and branch staff turns over, so the people who sold you the roof may be gone. | Licensed in WA and OR, bonded and insured, BBB-accredited with an A rating and zero complaints on file. Every office’s Google reviews are public and separate — you can read them before you call. |
| Best For | A larger remodel where the roof is one part of a much bigger scope of work. | A rental turnover, a short-term hold, or a property you’re selling within a couple of years. | Homeowners who want a nationally recognized name and a standardized, predictable process. | Homeowners staying put — buying a roof once, and wanting the certification, labor warranty, and someone local still answering in year twelve. |
A comparison of ownership, expertise, materials, warranty and long-term accountability across general contractors, budget roofers, national/private-equity-backed brands, and RedBird Roofing — a family-owned roofer serving Vancouver, WA and Portland, OR.
Built deliberately
The Redbird Approach
We've been on the other side of that quote stack. Here's how we decided to build this company, and why.
Our Owners Still Answer
the Phone
Redbird Roofing is family-owned and independent, run out of Ridgefield by the two people whose names are on the license. There's no regional manager between you and a decision. When something needs to be made right, it goes to an owner the same day — not into a queue.
Nobody Outside This Company Sets Our Prices
We're not private-equity backed and we're not a franchise. That matters more than it sounds like it should. Companies owned by investors carry growth targets, and growth targets have a way of turning into quotas at your kitchen table. Ours don't exist, so our crews have never had a reason to sell you a roof you don't need yet.
We Look at the Roof Before We Talk About the Price
Every repair estimate includes a free attic inspection, because the attic tells you things the shingles won't — staining, daylight through the decking, ventilation that stopped working years ago. We'd rather spend the extra thirty minutes than hand you a number based on a walk around the yard.
You Get Options, Not Ultimatums
If your roof can be repaired, we'll tell you that, and we'll price it. If it can't, we'll show you why — photos, not adjectives. Then you get the paths side by side, itemized, with the honest trade-offs of each. No expiring discounts, no signature required before we leave.
We Expect to Hear From You in Year Twelve
A 25-year workmanship warranty only means something if the company issuing it plans to be around to honor it. We build this business to be here — same name, same owners, same phone number — because the roofs we install in Battle Ground and Beaverton this year are ones we'll be inspecting long after they're paid for.
We Build for Rain, Moss, and Gorge Wind
Roofs age differently here. Moss takes hold on shaded north slopes through the October-to-May wet season, wind coming out of the Gorge lifts ridge caps, and conifer debris packs valleys year-round. We install Malarkey shingles because they're engineered for this climate, and we soft wash instead of pressure wash because pressure strips the granules that protect the shingle.
Proof you can check yourself
Standards We Stand By
Words don't hold up a roof—quality does. These credentials are verifiable, public, and open for inspection before you ever commit to a quote.

Malarkey Certified Us at the Emerald Pro Level
Emerald Pro is Malarkey’s top installer tier. Contractors don’t buy it — they qualify for it through training and inspected workmanship, and they keep it by continuing to meet the standard. It also unlocks the manufacturer’s strongest warranty coverage on the materials themselves.

Our Workmanship Warranty Runs 25 Years
Most workmanship warranties in this trade run one to ten years. Ours covers our labor for 25 — separate from, and on top of, the manufacturer's coverage on the materials. A shingle warranty protects you if the shingle fails. A workmanship warranty protects you if the installation does, which is the far more common problem.

We Install Systems Chosen for Your Roof, Not Our Inventory
Premium Malarkey asphalt shingles, standing-seam and panel metal, tile, cedar shake, and flat systems for low-slope sections. Which one you should buy depends on pitch, exposure, tree cover, and how long you plan to stay — so that conversation happens before any product gets named.

The Crews on Your Roof Work for Us
Roofing, siding, gutters, attic vents and soft wash all run through one company, so a gutter problem discovered mid-tear-off doesn't turn into a second contractor and a third schedule. It also means the crew on your roof is accountable to the same owners who sold you the job.

Our Pricing Is Itemized Before Work Starts
Tear-off, decking repair, underlayment, ventilation and disposal appear as separate lines on your estimate instead of disappearing into an allowance. If the decking underneath turns out worse than it looked, you'll hear about it and approve it before anyone starts swinging a hammer. Financing is available if the timing is the hard part.

You Can Verify Every License We Hold
Redbird Roofing is licensed, bonded and insured in both Washington and Oregon, BBB-accredited with an A- rating and zero complaints on file, and a member of the Building Industry Association of Clark County. Each of our three offices carries its own Google rating, listed separately — Ridgefield, Vancouver, and Portland — so you can read the reviews for the team that would actually be working on your house.

The Questions Worth Asking Any Roofer
What's your license number in my state?
Not just "are you licensed" — the number, in the state your house is in. Washington and Oregon license separately, and plenty of companies carry only one.
Is the warranty on the materials, the labor, or both?
Coverage on the shingle and coverage on the installation are two different things, and the second one is where most real problems live.
Are you certified by the manufacturer whose product you're quoting?
Certification is granted by the manufacturer and can be verified with them directly. "We install brand X" is not the same claim.
Can I see the scope itemized?
Tear-off, decking repair, underlayment, ventilation and disposal should each be visible. An allowance buried in one number is where surprise change orders come from.
Will your own crew do the work, or a subcontractor?
Subcontracting isn't automatically a problem, but you should know who's actually on your roof and who carries the insurance on them.
Who pulls the permit?
Most full tear-offs need one, and the requirements differ on either side of the Columbia. Whoever pulls it is the one on the hook for the inspection.
Will you inspect the attic before quoting?
Shingles hide things the attic doesn't. A quote produced without going inside is a quote based on a guess.
What happens if I need a week to think about it?
If the answer is a discount that expires tonight, you've learned what kind of company you're dealing with.
Choosing a Roofer Is a Bigger
Decision Than Choosing a Price
Three quotes will tell you what a roof costs. They won't tell you who owns the company, who trained the crew, or who's going to pick up the phone in year twelve when a flashing detail finally gives you trouble.
Those are the questions worth answering before you sign anything — with us or with anyone else. If the way we've chosen to build this company lines up with what you want to protect your house, we'd be happy to take a look at your roof.
The estimate is free, the attic inspection comes with it, and nothing about it expires tonight.
